Years ago, during a home inspection with my buyers, the inspector pointed out that the air conditioning compressor wasn’t level. He explained it was an easy fix—these units aren’t very heavy, and with a simple level and a few shims, the issue can be corrected quickly.
You can use any A/C condenser unit that isn’t level as an opportunity to educate your buyers — because it absolutely matters.
Why It Matters
Proper Drainage
AC units pull humidity out of the air. If a unit is tilted, water can pool instead of draining properly — which can lead to rust and mold.
Compressor Health
The compressor is the most expensive part of the unit. If it’s not level, the oil inside doesn’t distribute properly, which can lead to premature failure.
Efficiency
A tilted unit has to work harder, which results in higher energy bills — and savvy buyers notice utility costs.
What Is “Level Enough”?
A slight variation is okay (within about ½ inch), especially if the unit has naturally settled over time. However, if the unit is visibly tilted or sinking on one side, it’s time to address it.
What Causes It to Go Out of Level?
- Ground settling (super common in newer construction in Delaware)
- Poor initial installation
- Erosion or washout after heavy rain
- Tree roots shifting the pad
Quick Fix vs. Bigger Issue
Simple fix: Re-level the pad with gravel or shims.
Bigger red flag: If the pad is cracked or sinking, it may need full replacement.
This is the kind of detail that sets a knowledgeable agent apart. When you can explain why something matters — not just flag it — buyers trust you more and feel more confident moving forward.
