Most areas in Sussex County allow short-term rentals, but regulations vary by municipality. Rehoboth Beach has specific STR licensing requirements, while areas outside incorporated towns generally have fewer restrictions. Generally yes. Delaware has no state income tax, lower property tax rates than both Maryland and New Jersey, and a favorable transfer tax structure — especially on new construction. Sussex County has some of the lowest effective property tax rates on the entire East Coast.
Each town has a distinct personality. Rehoboth is the most active — walkable downtown, boardwalk, nightlife, year-round amenities. Lewes is historic and quieter, with a harbor, state park, and ferry access to New Jersey. Bethany Beach is family-oriented, low-rise, and peaceful — often called the "Quiet Resorts." Dewey Beach is the nightlife hub, very popular with the 20s–30s crowd. Milton is an inland gem — artsy, charming, and more affordable.
