As the buyer, you have the freedom to select any qualified attorney or title company for your transaction. They are responsible for ensuring the property's title — the legal right to own and use the property — is free and clear to transfer to you.

For homes with septic systems in Delaware, state law requires a Class H Certification (typically the seller's responsibility). Any needed repairs must be completed within 100 days of purchase. Maryland doesn't require septic inspections, but you are welcome to get one.
