The Deal That Didn’t Happen (And Why That Matters More Than the Ones That Do)
Most people think a real estate agent’s job is to help you buy a home. That’s part of it.
The part that doesn’t get talked about enough is sometimes the most important thing I do… stopping a deal from happening.
The Moment That Changed Everything
I was working with a first-time homebuyer. They were excited—honestly, more than anything, they were relieved.
They didn’t think they would even qualify to buy a home. We found a property they liked, and they decided to move forward. They submitted an offer slightly under asking, didn’t ask for assistance, but did include inspections. Nothing unusual.
The Red Flag
The sellers came back at full price. That wasn’t the issue.
The issue was this:
- Inspections would be for informational purposes only.
- No repairs would be made.
Now here’s the thing… The home wasn’t listed “as-is.” It wasn’t in perfect condition either. So naturally, something felt off.
The Hard Conversation
My clients were torn. They liked the house. They were excited. They didn’t want to lose it.
I understand, you finally get to this point, the last thing you want to do is walk away.
But I told them this: “It’s always your decision… but my advice is to either fight for the right to negotiate repairs—or walk away.”
Because something didn’t feel right and sometimes in this process… your gut knows before the paperwork does.
What Happened Next
We walked away and not long after we found out the truth. The home had severe termite damage. Damage that the sellers had no intention of fixing.
The Outcome That Actually Mattered
When my clients found out, their reaction said everything.
They were:
- Shocked
- Relieved
- Grateful
Because the reality was… They didn’t have the extra funds to walk into a home and immediately take on major repairs. That situation would have put them in a really tough position.
And Then… Something Better Happened
A few days later, we found them a different home.
One that:
- Was move-in ready
- Fit their needs better
- And ended up being closer to their family
And just like that… The deal that didn’t happen led them to the one that should have.
The Part Most People Don’t See
I could have told them to move forward. I could have said: “Let’s just get this done.”
But that’s not how I work. Because my job isn’t to just close deals.
My Job Is to Protect My Clients
I listen. But I don’t just follow.
I explain. I lay out the possible outcomes. I show my clients what they might not see yet.
Because sometimes what you want in the moment… Isn’t what’s actually best for you long-term.
It’s Not About the Deal
I’ve said this before, and I’ll say it again: “Just closing a deal isn’t my cup of tea.”
If something doesn’t feel right, we don’t force it. We pivot. We find a better path.
Even if it takes longer. Even if it means starting over.
The Reality Most People Don’t Hear
The best agents don’t just help you buy homes. They help you avoid the wrong ones.
And sometimes? That matters more than anything else.

Not every deal is meant to happen. And when you have someone in your corner who’s willing to tell you that—even when it’s not the easy answer—
That’s where the real value is.
