If you’ve been thinking about buying a home but felt like the market was working against you… you’re not wrong. For a while, buyers were dealing with intense competition, limited inventory, and having to make quick decisions just to keep up.

But lately, things have started to shift a bit. And no, it’s not a free-for-all… but buyers are finally gaining something they haven’t had in a while: a little more negotiating power.

What’s Changed in the Market?

We’re starting to see more homes on the market and listings sitting a little longer than they used to. That changes everything.

Instead of feeling like you have to rush into a decision, buyers now have a little more breathing room to:

  • Think through their options
  • Compare homes
  • Ask questions before making an offer

And that’s a big deal.

What “Negotiating Power” Actually Looks Like

This doesn’t mean buyers can walk in and offer whatever they want… but it does mean there’s more flexibility than before. Buyers may now be able to:

  • Negotiate on price
  • Ask for closing cost assistance
  • Request repairs after inspections

A year or two ago, a lot of those things were off the table.

I recently worked with buyers who really benefited from this shift in the market, and their experience is a perfect example of what’s possible right now.

They were able to view the home multiple times before making a decision — no rushing, no pressure. When they were ready to move forward, we negotiated full closing cost assistance, had the buyer agency commission covered, and after the inspection, the sellers agreed to address all of the major items that came up.

A couple of years ago, that combination would have been very difficult to pull off. Today, with the right strategy and timing, opportunities like this are becoming more realistic for buyers.

Here’s where strategy matters. Just because you can negotiate doesn’t mean you should approach every situation aggressively. The goal is to be smart, not risky.

  • Understanding the local market
  • Making informed, competitive offers
  • Knowing when to negotiate and when to move quickly

It’s about balance.
